Steps to Buying Your New Home

What to Expect

Your Realtor will be guiding you through the purchase of a new home for the next few months. It’s important that you’re happy and comfortable with the working relationship you have with your agent. It’s a good idea to interview a couple Realtor’s before you decide on who you will work with, because some agents will try to have you sign an agency agreement as soon as you meet them. Not every real estate agent is a Realtor, who is a licensed real estate salesperson who belongs to the National Association of Realtors®, the largest trade group in the country.

What difference does it make? Realtors are held to a higher ethical standard than licensed agents and must adhere to a Code of Ethics.

If you have not done so already, begin your home loan application with you Bank, Credit Union or Mortgage Broker. The application will ask for information like your current salary/ employment status, credit score, debt, etc. Your lender will be able to tell you what you qualify for and provide you with a Pre-Approval letter once you have an accepted purchase contract.

Your realtor will help you locate and identify suitable homes within your price range and search criteria; and contact the Sellers agent to set up a showing.

Your Realtor will generate your Purchase Contract and present it to the Sellers Agent, along with your pre-approval letter.
Once the offer is accepted, both the Buyers and Sellers Agent will open escrow.
Your agent will guide you through your contract timeline, giving you the opportunity to review all relevant documents, home inspections, perform your due diligence.
The Buyer should begin the formal loan application.
The Sellers will want to be reassured that we are motivated and capable Buyers so we will need to provide the Sellers agent with timely notice and up-dates of your loan application process, up to Final Loan approval.
Your Lender will want the house appraised as part of the loan application process.
Escrow will make sure that the Seller has a Clear and Transferable title, help you choose a Title Insurance company and, working with your Lender, prepare the closing documents.
You will have the opportunity to do a final inspection of the home before signing the closing documents.
Arrive early and rested to sign your closing documents. For some this will be a time of excitement and anticipation, for others it may be a time of nervous apprehension. This is normal, after all as a first-time home buyer, Your new home will be the biggest investment of your life.

After Closing the new Title will have to be recorded to reflect the new Owners. This could take a couple of days. Once we receive notice the sale has been recorded, you will be able to pick up your Keys. Congratulations!
